There is a tax advantaged called depreciation. The IRS says you can do appreciate that asset over the life of the yes and it's different whether it's residential or commercial or. So every year. You get a deduction. On your tax return so literally I know people that own enough real state that's their only income. And they make a lot of money I mentioned one album last week on the show. That they said to have more money than deliver spin it all they do is have investment properties. And they pay zero taxes legally okay that's because real state offers. One of the work of the deal one of the things that makes him ideal investment is depreciation. So you can appreciate that and that comes as a deduction only your tax return now we can go a little bit deeper. You know and say there's different forms of depreciation. There's straight line and there's accelerated depreciation. And there's also what's called cost segregation. All right. Call segregation.
